Parking complaints and missed revenue are the same problem

As a regional property manager, you're pulled in more directions than almost anyone else in multifamily.

Ownership wants investment returns. Asset managers want NOI performance. Corporate wants compliance. Residents want it all to just work. Somehow, you're the one who delivers on all of it, the unsung hero holding the whole portfolio together.

Parking is a different kind of problem, and it's the one nobody ever built a real system for. Off-street parking is a top three most-wanted amenity nationwide, according to a 2026 Apartments.com survey of more than 14,000 renters. Renters already know it matters. It's on their mind before you've ever had the bandwidth to put it on yours.

PropTech has modernized nearly every other part of building operations. Parking didn't keep up. Whatever's tracking it today — a spreadsheet, a tool that never talked to anything else — is built to keep records, not to help you act. It can log who's parked where. It can't minimize complaints, optimize space utilization, or maximize revenue on its own. That's not a resident-experience gap or a revenue gap. It's both, from the same root cause: a reactive tool where you need a proactive system, one that manages parking toward business outcomes instead of just logging it.

Parking sucks for everyone. It doesn't have to.

The complaints

A spot gets double-assigned, and now two residents are upset before either of them has unpacked. Guest parking that runs on the honor system turns into disputes nobody can resolve fairly. Every one of those becomes a call to the leasing office. Eventually, it's a pattern you have to answer for.

None of that has to be how it works. Issues will still come up, but with assignments and guest access tracked automatically, your teams have a real system to catch and resolve them on-site. That means less escalation to you, happier residents, and parking that just works.

The revenue

The same lack of a system that creates the complaints also hides the revenue. A spot can sit vacant for months after a resident moves out, with no visibility into space utilization to turn that gap into short-term revenue. Guest parking that could generate real income goes unmonetized. Pricing gets set once — at lease-up — and never revisited, even as the market shifts around it.

None of that is a loss anyone chose. It’s just that the systems to provide visibility haven’t existed. With the right tooling, parking can be managed as an asset instead of a liability. Vacant spots get relisted and monetized immediately. Guest demand turns into real income. Pricing keeps pace with the market instead of freezing at lease-up.

What changes with the right system

Top-performing teams aren't doing anything you're not already capable of. They just have visibility into their own data, integrated into the tools they already use, so they spend less time fighting parking and more time on everything else on their plate.

A community running Yardi for its property management, but without a real parking solution, uncovered more than $130,000 a year in parking revenue it didn't know it had. A California property grew long-term parking revenue 60%. Neither did anything unusual. Here's what that looks looks like in practice:

  • Vacant spots get flagged and relisted automatically, not discovered by accident months later.
  • Guest and unassigned parking are priced like any other amenity, and stay current automatically.
  • Residents book, pay, and report issues on their own, without waiting on staff. Less lands on your on-site teams, and less of it ever reaches you.

None of that requires more headcount, more hours, or doing anything differently. It requires the system doing it for you.

Get visibility

You don't need to overhaul anything to find out. This five-minute checklist is a great first step to assessing your current state of parking, whether you manage one property or fifty. It's the same one top-performing regional PMs use to close pricing gaps, resolve complaints, and maximize revenue..

Sure, parking sucks. But it can be solved.
